Lucknow property prices skyrocket! Gomti Nagar hits record ₹70,000/sq m; see full list

Buying property in Lucknow is set to get costlier! After a decade-long gap, new circle rates have been proposed across the city, with some prime areas witnessing significant hikes. Gomti Nagar’s Viraj Khand and Vibhuti Khand have hit a record rate of ₹70,000 per sq. meter, making them the most expensive in the city.

The revised rates, effective from August 1, aim to bridge the gap between government valuations and market prices, boosting revenue.

Revised property circle rates- 

  • Premium Areas (Highest Rates)

    - Gomti Nagar (Virajkhand & Vibhutikhand): ₹70,000/sq m

    - Shaheed Path (Lulu Mall, Medanta, Sushant Golf City): ₹50,000–52,000/sq m

    -Kapurthala & Aliganj (Sector L): ₹54,000/sq m

    -Ayodhya Road (Mahanagar to Nishatganj): ₹53,000/sq m

    -Munshipulia to Sector 17 (via Metro): ₹49,500/sq m

  • Mid-Range Areas

    -Rae Bareli Road (Mohanlalganj): ₹18,000–40,000/sq m

    -Nilmatha Underpass to Vijayanagar: ₹40,000/sq m

    -Kisan Path (Outer Ring Road – Municipal Limit): ₹20,000/sq m

  • Affordable Zones

    -Purvanchal Expressway: ₹6,000–10,000/sq m

    -Bakshi Ka Talab (Outer Ring Road): ₹8,000–10,000/sq m

    -Malihabad Mohan Road: ₹7,000/sq m

    -Mall Rahimabad Road: ₹3,400–8,200/sq m

    -Kanpur Road (Junabag to Bhagu Kheda): ₹15,000/sq m

Feedback window open till July 17

Officials say the hike aligns with market prices and aims to boost revenue. Land rates have risen by 15–25%, with commercial plots and high-rises seeing the biggest jump. Properties with active commercial use may face an extra 20–50% hike.

Residents can submit objections till July 17, with final rates set by July 27. DM Surya Pal Gangwar urged citizens to share feedback and ensure transparency.

With Lucknow’s real estate boom in full swing, buyers must brace for steeper costs in prime areas.
