Jawaharlal Nehru Port Authority (JNPA) is set to establish its own commercial office at Malet Bunder in the Mumbai Port Area by April 2027. The new office will be situated on 3.16 acres of land leased from the Mumbai Port Authority (MbPA) for a period of 30 years at a cost of ₹400 crores. The ₹1,000 crore development will rise over 20 storeys, adjacent to the Ferry Wharf and Domestic Cruise Terminal area.
Project management and development
The project will feature a floor space index (FSI) of 4.0, with an overall construction area of approximately nine lakh square feet. Designed as a ‘Green Building’ with the highest environmental ratings, the complex will include features such as a digital observatory on the top floor and a state-of-the-art auditorium with a capacity of 2,000 people on the ground level.
As per official updates, the port authority has received in-principle approval from the Ministry of Ports, Shipping and Waterways (MoPSW) for the development of the same. Meanwhile, Engineers India Limited (EIL) has been appointed as the project’s consultant, handling everything from design to construction and project management services.
Multiple organisations to occupy new space
Along with JNPA’s corporate office, the building will also house offices for the Vadhvan Port Project Ltd, which is overseeing the development of Vadhvan Port. Several port-related agencies, including the Director General of Shipping, Indian Ports Global Limited (IPGL), and Indian Port Rail and Ropeway Corporation Limited (IPRCL), are expected to move into the building.
As per reports, JNPA has also extended an invitation to the state government to take up office space. Additionally, space may be allotted to public-private partnership operators where appropriate.
