The Maharashtra cabinet has given the green light for an extensive redevelopment project, spanning over 2.65 lakh square meters of MHADA properties in Mumbai’s upscale neighbourhoods of Bandra Reclamation and Worli (Adarsh Nagar).
The project, to be executed via a combined redevelopment model, will grant an FSI (Floor Space Index) of 4, with one FSI reserved for MHADA’s housing stock.
Cabinet resets housing, slum rehab policies
Moving away from individual building redevelopment, the cabinet approved MHADA as the nodal agency for combined redevelopment of these colonies.
The Bandra Reclamation area, located near Lilavati Hospital, includes 52 buildings with 1,688 flats. Post-redevelopment, residents can expect potential sea-view homes in taller structures. Meanwhile, Adarsh Nagar in Worli encompasses 58 buildings with 863 residences.
The selected developer must secure consent from 51% of residents and will be responsible for providing temporary accommodation, paying rent, and developing infrastructure. MHADA stands to gain significant housing stock and premium earnings exceeding ₹4,900 crore from both projects.
Additionally, the cabinet approved key amendments to the Maharashtra Slum Area (Improvement, Clearance and Rehabilitation) Act, 1971, to fast-track slum redevelopment and advance the goal of a slum-free Maharashtra. The revised provisions reduce the deadline for submitting redevelopment proposals from 120 to 60 days and introduce stricter measures to recover pending rent from defaulting developers. While these changes aim to streamline the process, many tenants are still awaiting resolution on delayed land conveyance cases currently pending in court.
